Heritage Lost: The Sutherland Hotel

The City of Winnipeg is moving ahead with the demolition of what remains of the former Sutherland Hotel, bringing the story of one of the city’s oldest surviving hotels to a close.

Built in 1882, the three-storey building at 785 Main Street was originally known as the Cosmopolitan Hotel before operating as the Palace Hotel and, from 1907 onward, the Sutherland Hotel. Constructed during Winnipeg’s early growth, it survived for more than 140 years, adapting to the changing needs of the surrounding neighbourhood. Most recently, the building provided long-term housing for low-income residents and was recognized by many for the Fancy Shawl Dancers mural that covered its exterior.

A fire in January 2025 left the building beyond repair. The city is now searching for a contractor to complete the demolition and site cleanup. The project, with an estimated budget of up to $300,000, will remove the remaining debris while leaving the foundation in place. The work is expected to be completed within 20 days. The work will include a wet demolition to reduce dust and backfilling of the site. The city is paying the estimated demolition cost upfront, but the expense will be added to the property owner’s tax bill.

The loss of the Sutherland Hotel represents how quickly some of Winnipeg’s historic buildings can become vulnerable and vanish. It is not only the loss of a historic building and a piece of Winnipeg’s architectural heritage, but also the loss of a place that served the community. For many years, it provided much needed low income housing, with affordable accommodations becoming increasingly difficult to find. When buildings like the Sutherland are lost, it is worth asking what happens to the people who once lived in them.

The demolition of the Sutherland Hotel emphasizes the need to protect and invest in our built heritage before these places disappear forever.
